Project Overview

The Shore Cold project is a modern Cold Storage and Seafood Process facility completed by Sealand in 2017. Located in Southwest Nova Scotia, this facility was designed to meet the growing demands of Shore Cold Storage and Logistics Inc. The facility includes key areas such as Cold Storage, a Loading Dock, a Process + Repack Area, an Office + Operations Area, and a Dry Storage Mezzanine.

The building design is based on the material handling and process requirements provided by Shore Cold. The Cold Storage area stands 45 feet high and utilizes conventional evaporative coils and a freon refrigeration system. The structure features a conventional steel frame wrapped in insulated metal panels with a built-up roof assembly. The Cold Storage floor assembly includes a wear slab, rigid insulation, HD vapor barrier, and a glycol subfloor heating system encapsulated in a concrete mud slab.

Key Features

Cold Storage Area: 45 feet high with conventional evaporative coils and a freon refrigeration system. The structural steel frame is wrapped in insulated metal panels with a built-up roof assembly.

Loading Dock: Features both a Dry Dock and Wet Dock, with a Shipping office centrally located. Includes four dock positions complete with vertical storing levelers, inflatable dock shelters, and vehicle restraints. Structural framing for idle pallet storage was constructed over the dock positions, and the entire perimeter is protected by a 24-inch high concrete reinforced protective curb with a sloped top.

Process + Repack Area: Constructed to meet CFIA and BRC requirements.

Office and Operations Areas: Built to commercial-grade standards, featuring a smock area, washrooms, lunchroom, QC lab, and general offices.

Sealand’s Role

Sealand was engaged to provide a design-build turn-key project for Shore Cold. Sealand was responsible for all aspects of pre-construction (planning, design, permitting, cost estimation, scheduling, procurement), construction (management, health & safety, quality control, schedule management, and handover), and project closeout (startup & commissioning, verification, warranty administration, owner training, and delivery of operation and maintenance manuals).

Sealand also self-performed several critical work packages, including:

  • Installation of Insulated Metal Panels for walls and ceilings
  • PVC Liner Panel installation
  • Cut & Patch Trade Openings
  • Installation of Thermal Isolation Blocks and Vapor Barriers
  • Construction of Insulated Floors
  • Installation of Perimeter Eave Details
  • Metal siding, Rough Carpentry, and Finish Carpentry
  • Installation of Specialty Doors (High Speed, Freezer, Cooler)
  • Installation of Interior Protective Concrete Curbs and Steel Pipe Bollards
  • Construction of Concrete Aprons and Equipment Pads
  • Temporary Hoarding and Firestopping

Challenges and Solutions

Challenges: The location of the project presented a key challenge due to the limited availability of trade contractors and material suppliers in the area. The majority of the workforce and materials were procured from the Halifax area.

Solutions: Despite these challenges, Sealand successfully managed the logistics, ensuring that all necessary resources were available and that the project was completed on time and within budget.
