South Surrey’s New LEED-Certified Distribution Hub

Sealand Delivers LEED-Certified Multi-Temperature Facility Ahead of Schedule

Completed in South Surrey, BC, this LEED-certified, 420,000 SF multi-temperature distribution facility was designed to meet strict municipal requirements. Situated on a 60-acre site, it features advanced security, including perimeter fencing, privacy walls, and extensive landscaping, along with architectural elements uncommon for a food distribution center.

The facility includes cold storage, meat and dairy storage, produce storage, cross-dock loading, and mezzanine office space. A gatehouse and weigh scale support the truck parking area.

Despite a demanding schedule, Sealand completed the project in just 12 months.

To meet the timeline, Sealand utilized pre-loading for seismic considerations and maintained high-quality standards throughout. The conventional steel-framed structure is wrapped in insulated metal panels with a glycol subfloor heating system for cold storage. The cross-dock layout includes 96 total dock positions, all equipped with vehicle restraints and protective curbing.

This state-of-the-art facility enhances food distribution efficiency in the region.

Sealand’s role included overseeing building design, construction, and quality control, ensuring the project met the owner’s specifications while staying on schedule.
